By accessing or using Narrow ("the Platform"), operated by Breite Family ("we," "us," or "our") at buildnarrow.com, you agree to be bound by these Terms of Service ("Terms"). If you do not agree to all of these Terms, do not use the Platform.
These Terms apply to all users of the Platform, including homebuilders, architects, contractors, mortgage lenders, real estate agents, and visitors.
Narrow is an online technology platform and marketplace that provides administrative and introductory services to connect homebuilders with building professionals. Specifically, Narrow:
Narrow is not an agent, partner, joint venturer, employee, or representative of any architect, contractor, mortgage lender, real estate agent, or any other professional listed on the Platform. No professional on the Platform is an agent, partner, joint venturer, employee, or representative of Narrow.
Narrow and each professional on the Platform are independent parties. Nothing in these Terms or in the use of the Platform creates any agency, employment, partnership, or joint venture relationship between Narrow and any user or between Narrow and any professional.
Any engagement, agreement, contract, or working relationship formed between a homebuilder and a professional found through the Platform is a direct relationship between those parties only. Narrow is not a party to, and assumes no responsibility or liability for, any such agreement or relationship.
YOU UNDERSTAND AND AGREE THAT YOUR USE OF THE PLATFORM, AND YOUR INTERACTIONS WITH ANY PROFESSIONAL FOUND THROUGH THE PLATFORM, ARE AT YOUR OWN RISK. YOU ASSUME ALL RISK FOR ANY DAMAGE, LOSS, OR INJURY THAT MAY RESULT FROM YOUR USE OF THE PLATFORM, YOUR DEALINGS WITH ANY PROFESSIONAL OR OTHER USER, AND ANY SERVICES OBTAINED THROUGH PROFESSIONALS FOUND ON THE PLATFORM, INCLUDING BUT NOT LIMITED TO CONSTRUCTION DEFECTS, CODE VIOLATIONS, PERMIT DENIALS, COST OVERRUNS, DELAYS, OR PROPERTY DAMAGE.
No information or advice, whether oral or written, obtained by you through the Platform will create any warranty or guarantee regarding Narrow or the Platform that is not expressly stated in these Terms.

We reserve the right to suspend or terminate accounts that violate these Terms or that we determine, in our sole discretion, to be harmful to the Platform or other users.
When you purchase an architectural plan through Narrow:
Architect profiles and plan descriptions are provided by the architects themselves. Narrow does not independently verify the accuracy, completeness, or suitability of any plan specifications, descriptions, or images.
Many jurisdictions require that construction documents submitted for building permits bear the stamp and signature of an architect or engineer licensed in that jurisdiction. Requirements vary by state, county, and municipality, and may depend on factors including building type, size, and local ordinances.
Narrow may provide general informational guidance about which jurisdictions typically require locally licensed professional services for residential construction. This information is provided for general reference only and does not constitute legal, architectural, or regulatory advice.
When Narrow connects you with a locally licensed architect for plan adaptation services:
Narrow facilitates the introduction between homebuilders and locally licensed architects. The professional relationship, scope of work, pricing, and deliverables are determined solely by the parties to that engagement.
Narrow may refer homebuilders to licensed real estate agents for land acquisition. You should be aware of the following:
By submitting a land inquiry through the Platform, you acknowledge and consent to the following:
The real estate referral service is a separate activity from Narrow's technology platform services. The referral is made by a licensed real estate agent (Max Breite) in his capacity as a licensed agent with eXp Realty, not by Narrow the technology platform. Narrow the LLC does not hold a real estate brokerage license and does not directly receive real estate commissions or referral fees.
Architects and contractors who create profiles on Narrow ("Professionals") agree that:
Narrow charges a subscription fee for professional listings. Subscription terms and pricing are displayed at the time of signup and may change with 30 days notice.
All payments are processed securely through Stripe. By making a purchase, you agree to Stripe's terms of service. We do not store your payment card information. Prices are listed in US dollars and are subject to change.
The Platform processes three types of payments: (a) one-time plan purchases for architectural plans, (b) monthly recurring subscriptions for contractor Pro accounts, and (c) annual recurring subscriptions for lender placements. Subscription billing details are described in Section 12.
Due to the digital nature of architectural plan files, all plan purchases are final and non-refundable once the download link has been accessed or the file has been downloaded. All digital product sales are final.
If a technical issue prevents you from accessing your purchase, contact us at info@buildnarrow.com within seven (7) days of purchase and we will work to resolve the issue or provide an alternative means of delivery.
Professional listings (contractor profiles and construction lender placements) are offered on a subscription basis. Architect profiles are currently free. Contractor Pro subscriptions are billed monthly. Lender placements are billed annually. By subscribing, you agree to the following:
Contractor accounts are offered at two levels: a free account (profile not listed in the directory) and a paid Pro subscription (full platform access including directory listing, project leads, bid submissions, and pipeline management). Canceling a Pro subscription will result in the loss of paid features at the end of the current billing cycle, and your profile will be removed from the public directory.

The Narrow name, logo, website design, and all original content created by Narrow are owned by Breite Family and protected by copyright and trademark law.
Architectural plans remain the intellectual property of the originating architect. Purchasing a plan grants a limited-use license only — it does not transfer ownership of the underlying design. You may not claim authorship of any plan purchased through the Platform.
When a locally licensed architect adapts a plan purchased through the Platform, the adapted documents become the professional work product of the adapting architect, subject to whatever agreement exists between the homebuilder and the adapting architect. The originating architect retains intellectual property rights to the original design.
You retain ownership of any content you submit to the Platform ("User Content"), including profile information, reviews, and plan descriptions.
By submitting User Content, you grant Narrow a worldwide, non-exclusive, royalty-free license to use, reproduce, display, distribute, and promote such content solely in connection with operating and marketing the Platform.
You represent that you have all necessary rights to submit such content and that it does not violate any third-party rights. We may remove User Content that violates these Terms or that we determine, in our sole discretion, to be harmful or inappropriate.
Narrow operates solely as a technology platform that provides introductory and administrative services to connect homebuilders with architects, contractors, mortgage lenders, and real estate agents. Narrow is not a party to any agreement formed between users and professionals through the Platform.
Narrow does not:
Narrow expressly disclaims any and all liability in connection with the actions, omissions, work product, or services of any professional found through the Platform. Users are solely responsible for conducting independent due diligence before entering into any agreement with a professional found through the Platform.
Ratings and reviews of professionals displayed on the Platform reflect the opinions of other users and do not represent the opinions, endorsements, or recommendations of Narrow.
Before initiating formal legal proceedings, you agree to attempt informal resolution by contacting us at info@buildnarrow.com and giving us 30 days to respond.
Any unresolved dispute arising from these Terms or your use of the Platform shall be resolved through binding arbitration conducted in the State of Missouri under the rules of the American Arbitration Association. The arbitration shall be conducted in English and the arbitrator's decision shall be final and binding.
You waive any right to participate in class actions or class-wide arbitration, except where such waiver is prohibited by applicable law.
For clarity, disputes between a homebuilder and a professional (architect, contractor, real estate agent, or mortgage lender) are not disputes with Narrow and should be resolved directly between those parties.
Narrow shall not be liable for any failure or delay in performing its obligations under these Terms caused by events beyond our reasonable control, including but not limited to natural disasters, acts of government, pandemic, power outages, internet failures, cyberattacks, or disruptions to third-party services such as Stripe, Supabase, Cloudflare, or Vercel. In such events, our obligations will be suspended for the duration of the disruption.
THE PLATFORM IS PROVIDED "AS IS," "WITH ALL FAULTS," AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, NARROW AND ITS AFFILIATES EXPRESSLY DISCLAIM ALL WARRANTIES AND CONDITIONS, EXPRESS, STATUTORY, AND IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, TITLE, AND NON-INFRINGEMENT.
NARROW DOES NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, SECURE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. NARROW MAKES NO WARRANTY REGARDING THE QUALITY, ACCURACY, RELIABILITY, OR FITNESS FOR PURPOSE OF ANY ARCHITECTURAL PLAN, PROFESSIONAL SERVICE, PROFESSIONAL PROFILE, INFORMATIONAL GUIDANCE, OR THIRD-PARTY CONTENT LISTED ON OR PROVIDED THROUGH THE PLATFORM.
NARROW EXPRESSLY DISCLAIMS ANY AND ALL WARRANTIES, EXPRESS OR IMPLIED, RELATING TO THE VERIFICATION OR SCREENING OF PROFESSIONALS ON THE PLATFORM, INCLUDING BUT NOT LIMITED TO ANY WARRANTIES THAT VERIFICATION PROCEDURES ARE SUFFICIENT, THAT INFORMATION PROVIDED BY PROFESSIONALS IS ACCURATE, OR THAT PROFESSIONALS WILL PERFORM SERVICES COMPETENTLY.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, NARROW, BREITE FAMILY, AND THEIR OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM OR ANY PLAN, SERVICE, OR PROFESSIONAL RELATIONSHIP OBTAINED THROUGH IT, INCLUDING BUT NOT LIMITED TO CONSTRUCTION DEFECTS, CODE VIOLATIONS, PERMIT DENIALS, COST OVERRUNS, PROPERTY DAMAGE, PERSONAL INJURY, LOSS OF USE, OR LOSS OF DATA, WHETHER BASED ON WARRANTY, CONTRACT, TORT, NEGLIGENCE, OR ANY OTHER LEGAL THEORY, AND WHETHER OR NOT NARROW HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
NARROW'S TOTAL AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THESE TERMS OR YOUR USE OF THE PLATFORM SHALL NOT EXCEED THE AMOUNT YOU HAVE PAID TO NARROW IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR ONE HUNDRED DOLLARS ($100), WHICHEVER IS GREATER.
Some jurisdictions do not allow the exclusion or limitation of certain warranties or liability. In such jurisdictions, our liability shall be limited to the greatest extent permitted by law.
You agree to indemnify, defend, and hold harmless Narrow, Breite Family, and their officers, directors, employees, agents, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorney fees) arising from or relating to: (a) your use of the Platform; (b) your violation of these Terms; (c) your violation of any third-party rights; (d) any dispute between you and any professional found through the Platform; or (e) any construction, architectural, or real estate matter arising from services obtained through professionals found on the Platform.
These Terms are governed by the laws of the State of Missouri, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Missouri.
We may update these Terms at any time. We will notify registered users by email of material changes. Continued use of the Platform after changes constitutes acceptance of the new Terms. It is your responsibility to review these Terms periodically.
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable while preserving its original intent.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Narrow regarding your use of the Platform. These Terms supersede any prior agreements or understandings, whether written or oral.
